Here are some frequently asked questions about our rental property:
What are the rental terms? Rent is due on the first day of each month to qualify for the discount rate of $550. After the first, the rate returns to the regular rate of $655/month.
What is rental application process?- Once you decide that you would like to rent the apartment, we provide a rental application, which asks for information concerning employment, income, and past rentals. You may leave a $250 security deposit to hold an apartment while we verify your application. Once your application is accepted, we ask that you pay the first month's rent in order to move in. The lease term is for 12 months. If your application is declined, your deposit will be refunded in full.
Who can qualify? In order to have your application accepted, you must be able to demonstrate steady employment, a sufficient monthly income, and have no recent or serious criminal history. We do not discriminate on the basis of race, nationality, gender, or ethnicity. Our goal is to create a family friendly atmosphere, and provide our tenants with a clean, functional and safe living environment.
How long does it take to be approved?- Generally, your application will be processed within a few days, depending on weekends and holidays. As soon as your application information can be verified, and you are approved, you will be contacted. You may then move in as soon as you pay the first month's rent.
Can I move in in the middle of the month? - Yes. You must pay the pro-rated portion of the current month, as well as the full rent for the next month. The first months rent is payable by cash or certified funds.
Can I have pets? - Yes, under certain conditions. First we allow only small pets, such as cats and small dogs (under 12 pounds).
A pet deposit of $150 is required, to cover the cost of any pet damage that might occur. This deposit is due at the same time as the first rent payment. It is fully refundable if no pet damage or odor is evident when you move out. Your pet must be healthy, friendly, and must not be a nuisance to your neighbors.
How about smoking? - We do not allow smoking in our units, for safety and sanitary reasons. Many of our tenants do smoke, either on the front or back porch.

What about utilities? - Tenants pay for their own utilities. This includes Georgia Power, Bellsouth, Adairsville City water, BFI Sanitation, and cable or satellite service.
Gas or Electric? - All appliances are electric.
What appliances are in the apartment? - Refrigerator, dishwasher, stove/oven, and microwave oven. There is a washer/dryer hookup if you bring your own machines.
Can I hang pictures, mirrors and other decorations? - Yes, providing the holes that are made in the walls are small enough to be patched with spackling. Larger holes using nails or anchors must be approved in advance.
Can I install a satellite dish? - Yes, provided you don't attach it to the building, and agree to remove it when you vacate the apartment.
How old are these apartments? - They were built in 2003.
Do you rent by the month, or for 6 months? Yes, but leases for less than a year have a higher monthly rent and deposit.
Who do I call for service if I have a problem? The maintenance man lives in the complex. You can call the rental phone number, or walk over to his apartment to discuss a concern.
Can I paint the inside of my apartment? No. We use a standard antique white color to keep maintanance cost low.
